Who is Hencote designed for?

Hencote is designed for those aged 65 and over who are looking for a richer, more connected way of living, whether that’s fully independent apartment living, assisted living with personalised support, or residential and nursing care. You don’t need to have any particular care need to move in; many residents come simply to enjoy everything Hencote has to offer.

What makes Hencote different from other retirement communities?

Hencote offers something genuinely unique in the UK: a complete continuum of care on a single 50-acre estate, alongside an award-winning vineyard. From independent living to assisted living, residential care, and full nursing support including specialist dementia care, everything is here. You will never need to move away from your community, your friends, or the Shropshire countryside you love.

When will the first homes be available?

The development will be built in three phases.
Phase 1 (July 2026): Construction of the care home, Hencote Court begins.
Phase 2 (October 2026): Construction of the care community, the Garden Village begins.
Phase 3 (February 2028): The first residents will move in.

Can I bring my own furniture and make my apartment feel like home?

Absolutely. Your apartment is your home, and we encourage you to bring the furniture, artwork, and personal belongings that matter most to you. Our apartments are designed as a beautiful blank canvas; the finishing touches are entirely yours.

How much and what is included in the service charge?

Your service charge of £XX per annum covers the maintenance and upkeep of all communal areas and grounds, 24-hour on-site support, security, building maintenance, and access to Hencote’s shared facilities and amenities, such as The Clubhouse and the spa, so you can focus on living well, rather than managing a home.

Are utilities and other bills included?

No. Anything inside your home, including utilities, contents insurance, TV licence etc, will need to be covered by you and is not included in the service charge.
For apartments, your council tax will need to be paid direct to the local authority – Band C – F, dependent on property (check this!).

What happens if my care needs change?

This is precisely what sets Hencote apart. Because assisted living, residential care, and full nursing care are all on the same estate, any transition in your needs is handled with minimal disruption to your daily life. You remain in your community, surrounded by familiar faces, with care that simply grows around you.

Can my partner move in if they have different care needs to me?

Yes. One of the most important aspects of Hencote’s continuum of care model is that couples don’t have to be separated. If one partner requires nursing or residential care while the other lives independently, both remain on the same estate; close, connected, and supported.

Are pets welcome at Hencote?

Yes, well-behaved pets are welcome at Hencote, subject to our pet policy. We understand that for many people a beloved pet is an essential part of home, and home is exactly what Hencote should feel like from day one.

Can family and friends visit, and can they stay overnight?

Of course. Hencote is your home, and your family and friends are always welcome. Guest facilities are available on site at our bookable luxury guest accommodation (The Grange) for those who wish to visit for a short stay, and our family spaces within the care home mean that visits can be relaxed, private, and unhurried.

Is there parking available?

Yes, parking is available on the estate for residents, with additional spaces for visiting family and friends.

Are there any shared spaces?

There are several spaces across the estate for residents to gather.
Our Clubhouse is the beating heart of the community and houses our bar and restaurant, the cinema and games room, as well as access to our spa and pool area. A place to socialise, to mark life’s moments, and to simply feel at home.
Hencote Court enjoys a communal lounge and access to sensory gardens.

How do I find out more or arrange a visit?

The best way to experience Hencote is to come and see it for yourself. Our team would be delighted to show you around the estate, share our plans for the the Garden Village, and the care home, and to answer any questions you may have over a coffee. To arrange a visit, please contact us XXX.

What does buying a retirement home ‘off-plan’ mean?

It’s when you agree to buy a property before the development is completed (usually around 6 months before). This gives you the benefit of the first choice of Living at Hencote properties and plenty of time to prepare. Buying a retirement property before it’s finished may sound daunting, but we’ll give you plenty of information, including floor plans and choices you’re able to make on fixtures and finishes, to help you visualise your new home.

Can I rent or buy my home?

Subject to availability, we offer homes available to purchase or to rent, giving you the choice to decide what is best for you.

Is there any additional support available to help the move?

Moving to Hencote is one of life’s significant decisions, and we understand the thought and emotion that goes into it. If you are moving from a larger home, our complimentary rightsizing service is there to make the transition as smooth and stress-free as possible; helping you thoughtfully edit your belongings, pack with care, and settle into your new home feeling immediately at ease.
We even offer the services of a handyman when you move in to help put up pictures and move things to your liking.
